Understanding the Mortgage Process
Step 1
Agreement in Principle (AIP)
Before you start booking viewings, it’s best practice to get an AIP, also known as a Decision in Principle (DIP). This is a lender’s indication that they’d be willing to lend to you in principle, demonstrating to sellers and estate agents that you’re a serious buyer.
Step 2
The Formal Application
Once your offer is accepted, it’s time to make things official. Your lender will then conduct an analysis of your finances. You’ll need to have your payslips, bank statements, and proof of deposit ready for review.
Step 3
Valuation & Underwriting
While the lender’s underwriters are double-checking your paperwork, they’ll also send a surveyor to the property. This is to make sure the house is actually worth the price you’re paying.
Step 4
The Mortgage Offer
If everything aligns, you’ll receive your formal mortgage offer. This is the legal contract that locks in your interest rate and monthly payments. Keep this safe, as your solicitor will need it to move forward.
Step 5
Exchange & Completion
Your solicitor handles the legal transfer of ownership (conveyancing). Once contracts are exchanged, the sale becomes legally binding. Completion usually follows shortly after, when the funds are released and you receive the keys to your new home.
